Do you plan on buying an apartment, house or commercial property?

When it comes to buying a property in NZ, you need to be sure you take every measure you can to avoid falling into the ‘buying a lemon’ trap. There are far too many people who get upended from buying on emotion and not getting both a moisture and building report.

Not all homes leak… far from it. The issue is if you’re willing to take a risk and buy the building because you can’t see any evidence of leaks or moisture. If you’re not extremely savvy at being able to detect leaks with the naked eye, then you are gambling by not getting a thermal imaging inspection AND a building inspection.

Thermal imaging detects ‘heat’ thermal anomalies based on surface temperature differences in the form of electromagnetic wavelengths. Sounds like a mouth full doesn’t it! It is… and that’s why an infrared camera can see things you and I can’t. The cameras processing system and detector are very intelligent.

Infrared cameras do not see through walls… rather they can point the certified thermographer in the right direction to perform secondary testing on any areas that show inconsistant patterns, and hard to reach areas.

Best of luck with your property purchase!

If you are considering buying a home in NZ, or need a home checked for moisture, please read the following first.

Infrared thermal imaging could make all the difference between buying a financial disaster, and a home that is healthy for you and your family.

You only need to read the NZ Herald to see the sad stories of home owners who ‘jumped the gun’ and forgot to get a moisture inspection before buying their home. Hiring a CERTIFIED thermal imaging company as part of your pre-purchase process when buying your next home could be a wise thing to.

Most Kiwi’s these days seem to get both a building inspection and an infrared moisture inspection for nothing more than a peace of mind. The purpose of infrared is that it can detect tiny variations of the surface temperature difference on a wall or ceiling in a home.

Infrared cameras allow us to see what the human eye can not see!

Infrared Thermography NZ   April 4th, 2008

Thermal imaging thermography… What is it?

When we view a thermal imaging photo, it’s important to understand that a thermal imaging camera can not see through walls. What the camera sees is infrared radiation that both you and I can not see.

The IR camera has a detector within the camera that converts the electromagnetic wavelengths into a visual imagine on the visual monitor. The camera operator, also know as a ‘thermographer’ will then get a good indication of were any ‘thermal anomalies’ on the object being imaged are. Please note: All objects around us emit heat energy… even if it’s cold, so thermography is great for a wide range of applications.

In the case of an infrared moisture inspection on a home, a CERTIFIED thermographer will be able to identify areas of concern that may need further investigation. Your thermographer should also carry a moisture meter to confirm any abnormal patterns that are identified with the thermal imager.

Other Uses for Thermal Imaging

To detect electrical faults

To detect mechanical exceptions

In NZ we have moisture and damp issues… we all know that, so if you’re buying a home, it only makes logical sense to get a moisture inspection prior to purchase. Thermography could be a great option for this type of application.
